General Info.
Credit and Background Check
The application fee is $40 and it’s done privately and securely online. This will provide Better Rentals SC with a current soft pull* credit report (*does not affect your credit rating) and background check. We don’t have a set credit score or income that we require. We understand that everyone’s story is different and make sure to review each application based on the data we receive from the credit reporting agency. Generally speaking, disqualifies are a credit score in the poor range, unverifiable income/employment or past eviction filings/judgments.
Homeowner Association Rules:
Tenants will be expected to abide by the Homeowner Association restrictions and covenants rules during their tenancy.Lease:
The lease for this property is twelve (12) months. Pets and smoking are NOT allowed. Please read through your lease thoroughly and let us know if you have any questions BEFORE you sign.
Funds Due:
Please note that we are unable to accept personal checks if received less than fourteen (14) days before your tenancy is scheduled to begin, and we are never able to accept cash payments at any time. We will accept certified bank checks or money orders only. During your tenancy we will provide a pay-online option.

Utilities:
You are responsible for setting up your utility accounts as well as scheduling and meeting the utility companies to have the utilities turned on. If we are unable to verify your utility accounts are on in your name the morning of your move in, you will be unable to move in. Do not wait until the last minute to call and set up accounts. We have found the utility companies in Columbia to be very nice and helpful. Hopefully, your experience is the same. Remember... they will require a copy of your lease in order to establish utility service.
Move In:
Move ins take approximately half an hour to complete, and at least one person who is signed on the lease as a tenant must be present for the initial walk through and to accept possession of the property.
